Good development decisions begin before a model is selected. Bode’s process starts with the site, project objectives and delivery strategy, then moves toward the right kit configuration and scope.

Bode provides developers with a structured pathway for transforming a development vision into a coordinated, scalable building solution. From early opportunity assessment and community planning through system configuration, material selections, project validation, coordination, and delivery, each stage is designed to bring greater clarity and consistency to the process. The result is a flexible framework that can support a single community today while creating opportunities for efficient phasing, replication, and growth across future developments.

We begin by understanding the land, development vision, intended use, target market, approximate unit count, schedule, and overall project objectives. This establishes whether the opportunity aligns with the Bode development platform.

02 — Plan | Shape the Community

Together, we explore site organization, model mix, density, architectural character, shared amenities, phasing, and the relationship between individual models and the larger community experience.


03 — Configure | Build the Right Solution

The project is configured around the appropriate Core, Shield, or Fortify performance pathway and Open, Integrated, or Integrated+ completion strategy, allowing the building system to respond to climate, performance objectives, local construction capabilities, budget, and delivery strategy.


05 — Validate | Align Scope + Economics

Bode develops project-specific package pricing and works with the development team to evaluate the proposed scope within the broader construction and development budget. Adjustments can be explored to balance performance, design, material scope, and project economics.

04 — Refine | Define Materials + Scope

Exterior materials, Interior Collections, available options, engineering criteria, project responsibilities, logistics, freight assumptions, exclusions, and locally supplied components are coordinated into a clearly defined project scope.


06 — Coordinate | Prepare for Execution

Once the project moves forward, documentation, engineering coordination, selections, ordering requirements, logistics, and project responsibilities are organized around the contracted scope. Local permitting and approvals remain coordinated through the project team and applicable authorities.


07 — Deliver | From Production to Site

Bode coordinates the contracted kit components through procurement, production, packaging, and delivery, working alongside the developer, builder, and project team to create an organized transition from manufacturing to construction.


08 — Scale | One Community. Multiple Possibilities.

For phased and multi-site developments, the initial project can establish a repeatable framework for future phases, additional communities, or new markets—allowing developers to carry forward proven models, specifications, performance strategies, and procurement efficiencies.
