Once the performance pathway is established, choose the completion package that best aligns with your builder strategy, procurement approach and project budget. Each pathway provides a clearly defined level of material integration, allowing you to determine how much of the project is coordinated and supplied through Bode. From greater flexibility and builder control to a more comprehensive, streamlined package, the system is designed to balance scope, efficiency and cost while maintaining the integrity of the overall Bode approach.

The Bode exterior shell* with specified exterior finishes, stairs, exterior decks or porch roofs as applicable to the elevation, and the in-floor radiant heat system. Your builder frames and finishes the interior conventionally. Open offers maximum local-builder flexibility while protecting the Bode exterior architecture and envelope.

Exterior Shell includes as follows as per elevations:

Class A Fire Rated Siding, ACM Panels rated level 4 impact for hail.
Class A Fire Rated Roof Shingles rated for level 4 impact for hail and Miami Dade Hurricane 150 mph wind
Class B Stone that installs up to 10X faster than traditional stone.
In-Floor Radiant Heating System integrated to work with solar if required.

- Bode Core - OSB Sheathing
- Bode Shield - 1-2 HR Fire Rated Sheathing
- Bode Fortify - 1-2 HR Fire Rated Sheathing + seismic & high wind engineering.

(Underlayment for roof as well as any vapour barrier or air bariers are excluded)

Adds conventional interior wall framing delivered as framed walls to the Bode Open scope. Your builder completes conventional interior finishes. Our custom kitchen and bathroom inserts—cabinets, countertops, backsplash and shower with stone surround—can be selected as additional options.

It includes the exterior shell, our custom metal interior wall framing and MDF panel wall sheathing system, in-floor radiant heat system, our kitchen and bathroom inserts, windows, doors, flooring and trim, together with a curated Interior Collection.

Integrated+ provides Bode’s highest level of material integration. It should not be interpreted as a guaranteed move-in-ready completed building unless a project’s written scope expressly includes every required trade, installation, site service, mechanical/electrical/plumbing component, permit, inspection, commissioning and occupancy requirement.
